Lakeville Wood Flooring is a wood flooring company working in Lakeville, MN and the surrounding Dakota County communities, with more than 20 years in the trade. We install, sand, coat, recoat and repair hardwood floors — solid strip flooring, wide plank and engineered flooring, above grade and below it — in houses, lower levels and commercial spaces.

What we are known for is the first visit. It is a measurement visit rather than a sales call, and everything we quote comes out of what the meters say that day rather than out of a package tier decided before we arrived.

Our Approach

Worker restacking white oak bundles with spacer battens between the layers so the wood acclimates in a Lakeville house before any of it goes down.

We write numbers on the quote. A relative humidity reading taken inside your house, with the 30 to 50 percent band wood flooring is specified for printed beside it. Moisture content of the flooring and of the subfloor measured against each other, both recorded, before the first board goes down.

On an engineered floor, the wear layer is measured before anything is quoted for sanding, because under the sanding threshold the honest answer is replacement rather than a refinish. Where work sits below grade — and grade is set by the soil outside, so a walkout with dirt within three inches of the floor qualifies — the reading comes off that lower-level slab itself and never off the floor above it.

We also say the uncomfortable things before the work is booked instead of after. In a deep cold snap the humidity a house here can safely hold sits below the bottom of the floor’s own specification, and that conflict is explained at the quote rather than argued about in March when the gaps have opened. Board width is chosen against the species’ own dimensional change coefficient, with the seasonal movement to expect at that width stated in writing before anything is ordered. The question of recoat against full sand is settled with a test patch on your own floor, since bare wood anywhere disqualifies a recoat, and you are shown the spot that decided it.

The written grit sequence and finish schedule handed over with the quote is the same idea applied to the work itself. The number of cuts and the number of coats are the two things that decide what a refinish costs and how long it lasts, so naming them makes them a commitment instead of a conversation somebody has on site once your furniture is already out. Dust containment, ventilation and cure times are planned for a house that cannot open its windows for half the year, and the return-to-service times come to you in writing. On an insurance job, the question of where the floor run ends goes to the adjuster in writing before any tear-out, not after the wet room is already open.

What We Do

We handle hardwood floor installation and refinishing, hardwood floor repair and recoating, water damaged hardwood floor repair, subfloor repair, engineered hardwood refinishing, basement and lower-level flooring, hardwood stairs, and commercial wood flooring for offices, retail and tenant spaces. If any of that is on your mind, ask us for a free estimate — the visit costs nothing and you will come away with readings for your own house whichever way you decide to go.
